Property-backed loans in Ciudad Colón and Mora
We lend against property in Ciudad Colón and across the Mora canton: Guayabo, Tabarcia, Piedras Negras, Picagres and Jaris. A USD 50,000.00 minimum, 14.0% per year in US dollars.
A different market from Santa Ana
Mora is a canton of farms, lots and country houses far more than of condominiums. That matters: on undeveloped land we lend up to 25% of the appraised value, against 50% for a house. It is also why banks rarely lend here — land without construction falls outside their parameters — and why private financing makes sense in this area.
Maximum of appraised value
| Property type | Maximum of appraised value |
|---|---|
| Houses and apartments | Up to 50% |
| Offices, retail units and warehouses | Up to 40% |
| Undeveloped lots and farms | Up to 25% |
What most often stops a deal here
- Farms held as undivided rights or possession without title: no registry entry, no loan.
- Unfinished probate, common with inherited rural property.
- Differences between the cadastral survey and the land as it actually is.
- Use restrictions — protected areas, setbacks, easements — that affect what the collateral is really worth.
How we start
Send us the property’s Google or Waze location, your estimate of its value and the amount you need. We check the registry and give you a preliminary answer, at no cost and with no obligation, before you spend anything on an appraisal.
If the property is not yet registered, say so up front: sometimes it can be resolved, and if it cannot, we will tell you straight away rather than cost you weeks.
