How long the process takes, step by step

Timing depends mostly on the quality of the information we receive. Here is what happens at each stage.

The stages

  • First contact: you tell us where the property is, its estimated value, and how much you need.
  • Preliminary analysis: we review the registry status and publicly available information.
  • Preliminary proposal: amount, term and conditions, with no obligation on your part.
  • Site visit: if the proposal interests you, we assess the collateral in person.
  • Appraisal and formal title study.
  • Formalization before a notary and creation of the trust.
  • Disbursement.

What speeds it up

  • A titled property, free of liens, with a current cadastral survey.
  • The registered owner being the person negotiating, or available to sign.
  • Having the folio number and the survey at hand from the first message.
  • Clarity about the use of the funds and how the loan will be repaid.

What slows it down

  • Unfinished probate, missing co-owners, or expired powers of attorney.
  • Differences between the survey and the physical reality of the land.
  • Liens or annotations that must be cleared before closing.
  • Outdated appraisals, or properties with few comparables.

What we never do

We do not charge to study your case and we do not ask for advance payments to "reserve" funds. If anyone in this market asks you for money up front before a formal proposal, be wary.
