Requirements for a loan secured by real estate

The quality of the collateral is the basis of a private loan. What the money is for, and your ability to repay it, matter just as much.

The essentials: a titled property and a clean registry

The core condition is a property registered at the Registro Nacional that can secure the loan.

We do not ask for payslips and we do not study your record in the banking system the way a bank would. What we analyze is the property: its market value, its registry status, how desirable it is, the state of its upkeep, and how liquid it would be.

What can stop an application

  • Untitled property, undivided rights (derechos), or possession without title.
  • Liens, annotations or litigation on the folio that cannot be cleared with the loan itself.
  • Amounts below the minimum, or an appraisal that does not support the amount requested.
  • Information too incomplete for us to meet SUGEF requirements.
  • Doubts about the intended use of the Loan, the ability to pay the Cuotas, or to repay the Loan at maturity.

The first step needs no paperwork

For a preliminary answer, all we need is the property’s Google or Waze location, your estimate of its value, and the loan amount you are asking for.

If we move forward, we ask for a few more documents

  • Valid ID for every party involved.
  • Cadastral survey (plano catastrado) and the property folio number.
  • A registry report on the property, if you have one.
  • An appraisal, if you have one.
  • Recent photographs of the property, inside and out.

Site visit

At this point we visit in person, to meet you and to assess the collateral.

Information we need in order to close

  • Source of funds and economic activity.
  • Everything needed to complete the KYC (know your client) files.
  • If a company is involved: corporate standing, the beneficial-owner registry, and taxes up to date, among others.
