How much can I borrow against my property

Up to 50% of the appraised value for homes, 40% for commercial property and 25% for land. The amount does not depend on what you need, but on what the collateral supports.

Why the difference

The percentage reflects how quickly the property could be sold if the loan were ever enforced. A house in an area with demand sells in weeks; a warehouse or a retail unit depends on the business cycle; bare land can take months or years and its price swings with the market.

An example

A house appraised at USD 300,000 supports a loan of up to USD 150,000. The same amount against land would require an appraisal of USD 600,000, because the maximum on land is 25%.

If the property already carries a mortgage or another lien, the calculation is made on the net value available, not on the full appraisal.

What drives the appraisal

  • Location and access: public road, utilities, condition of the area.
  • The state and age of the construction.
  • Permitted use and applicable restrictions (maritime zone, protected areas, zoning).
  • Registry status: measurements, boundaries, liens and annotations.
